What if an FHA or VA appraisal requires repairs to my Glen Burnie house?

If an FHA or VA appraisal requires repairs to your Glen Burnie house, the buyer's lender must confirm what is needed for that loan to close. Memorable Home Buyers purchases with cash, so those buyer-mortgage appraisal requirements do not apply to our purchase. You can sell to us as-is without completing that lender's repair list.

The first step is finding out whether the report raised a condition problem, a value problem or both. They lead to different decisions.

Is a low appraisal the same as required repairs?

No. A low value can leave a gap between the contract price and what the lender will support. A report conditioned on repairs means the loan process also depends on specified work or other lender-approved arrangements. A house can appraise at the agreed price and still have a repair issue.

An appraisal is also different from a home inspection. The appraiser considers value and applicable property requirements. A home inspection examines condition in more detail. A buyer may ask for inspection repairs separately, even if the appraisal does not require them.

Which repairs does the buyer's lender actually require?

Read the written conditions with the buyer's agent and lender. HUD's FHA Handbook 4000.1 addresses safety, security and soundness rather than requiring every cosmetic improvement. VA also has minimum property requirements. The actual report and current lender guidance should drive the repair discussion.

Get a clear list before scheduling contractors. Ask what must be completed, how completion will be documented and whether another visit is needed. Painting a room because the buyer prefers a different color is a different negotiation from work required for the loan.

Requirements and permitted exceptions can change. A neighbor's sale or an old online checklist cannot confirm what this buyer's lender will approve. Get the answer for this transaction. Then compare the work, cost and delay with your other sale options.

Can I give the buyer a repair credit instead?

Ask the lender before assuming a credit solves the issue. A credit changes the money in the transaction; it does not automatically remove a condition that must be satisfied for financing. Any repair escrow or other arrangement needs the lender's approval.

If repairs are practical, completing them may keep the current sale on track. If you cannot fund the work or the deadline does not fit, discuss the contract with your agent or attorney before moving toward another buyer. An existing agreement needs to be resolved properly.

Why the FHA or VA repair list does not apply when we buy

Memorable Home Buyers buys with cash. We do not need the purchaser's FHA or VA mortgage to be approved, and we do not make you complete a mortgage appraiser's repair list before our purchase. The house can have the same peeling paint, damaged systems or other repair needs when you sell it to us.

We consider the condition when we work out the offer. Title still needs to confirm ownership and clear the issues required for closing. A cash purchase changes the financing path; it does not erase a lien, an ownership dispute or paperwork that the sale requires.

Ask us for a cash number before deciding whether to spend money on the repairs. Put it beside the expected proceeds and timeline from completing the financed sale. It can be an empty rental or a property you inherited.

Selling your Glen Burnie or Severn house for cash

If your sale is stuck on appraisal repairs, send us the address and the written repair list if you have it. You do not need to commission another report just to start the conversation.

We buy houses with repair needs in Glen Burnie and Severn, including properties where the owner has no budget or time for the work. This is also an option for an inherited house, an empty rental or a move already scheduled.

Call or text 443-363-0949. We can discuss an as-is purchase and close as soon as title clears. Current title turnaround is about 14 days; allow more time if title needs additional work.
