Memorable Home Buyers is family owned. My dad served in Vietnam, and my brothers and uncles served too. They are part of this business now, and we were raised the same way: tell people the truth and do what you said you would.
Malachi Cooper, founder
"Malachi saved us from losing everything. We closed in 9 days and walked away with cash in hand. He was honest the whole way through — no pressure, no games."
"I was three months behind and didn't know what to do. Memorable Home Buyers explained everything clearly and made a fair offer the same day I called. Highly recommend."
"Malachi was a pleasure to work with. We inherited a home that we could not pay the repairs on. He gave us a fair price, and closed exactly when he said he would. Was a quick, easy and very convenient process."

Sellers tell us they are tired of out-of-state buyers who make an offer off a photo and then change it later. Malachi is local. He comes to the house, walks it with you and looks at the same cracks, stains and old systems you already know about. That way the offer is built on what is really there.
Some sellers reach us after a sale with another buyer went wrong, like an Opendoor sale that dragged on, or a buyer who kept asking for more time. Others simply felt brushed off. We listen first, then we make the offer.
Local
Malachi lives in Baltimore County and comes to the house.
One walkthrough
The offer is built on what we both saw in person.
No surprises
No repair list comes back after you sign.
These are the problems that usually stop a listing. None of them stop a cash sale to us.

Sloping floors, stair-step cracks in the block, doors that will not close. These scare off financed buyers. We buy the house with the problem still in it.
Selling with foundation problems →
A failed septic inspection can stop a financed sale until the system is replaced. Our purchase does not wait on it.

Our Promise to You
We are a family business in Parkville, and we buy houses in the same counties where we live and shop. If we treat a seller badly, we will hear about it from people we know. These are the four things we promise on every house.
The offer we agree on is the number on your settlement statement, as long as the house matches what you told us on the phone. If the walkthrough shows something big that never came up, we show you exactly what changed before anything moves forward.
Our purchase agreement is written in plain English. Take it home, show it to family or an attorney, and ask us about any line before you sign.
Tell us the closing date you need on the first call. If we cannot make it, we say so then, before you have committed to anything.
If your house would sell for more with an agent, we will tell you. Some people do not need a cash buyer, and we would rather you hear that from us.
Send the address and the problems you know about. The roof, the basement, the furnace, the septic, whatever is on your list. The more you share up front, the closer the first number lands to the final one.
Sellers often double check this before signing, so to say it plainly: you pay no closing costs and no realtor fees.
We buy houses as is in Baltimore County, Baltimore City, Anne Arundel County, Prince George's County and Harford County.
No obligation. No fees. Response within 24 hours.
Putting as is on a listing does not stop a buyer from inspecting, asking for credits or losing their loan. Here is how the two paths compare line by line.
A house that only needs paint and small fixes will often sell for more on the open market if you have time to wait. We will say so if that is your situation.
It takes about two minutes and there is nothing to sign.
The short answer
As is settles who pays for repairs: the buyer does. It does not erase Maryland's rule that a known latent defect has to be disclosed. Tell us what you know and we price it in.
When we buy as is, the price covers the house the way it stands. The 1980s kitchen, the water heater on its last year and the damp corner of the basement are all part of the number. You do not collect contractor estimates, and nothing gets knocked off the price at closing for a repair.
Maryland gives sellers two paperwork paths. A disclosure statement lists the defects you know about. A disclaimer statement is the as is route, where you make no promises about condition. Either way, a latent defect you know about, meaning a material problem a careful look would not reveal and that threatens health or safety, has to be disclosed. A buried oil tank is the classic example.
That rule works in your favor. A problem you put in writing before closing is far less likely to turn into a dispute later, and it does not change our offer, because we already planned for the house needing work.
