Do I Have to Make Repairs to Sell My House As-Is?

No. Selling as-is means the buyer takes the house in the condition it is in right now. You are not required to fix the roof, replace the water heater, or put money into anything before closing.

Where people get confused is what as-is does not cover. It settles who pays for repairs. It does not settle what you have to tell the buyer. In Maryland those are two different questions, and mixing them up is where sellers run into trouble after closing.

What as-is actually covers

As-is is about condition and cost. The buyer looks at the house as it stands, makes an offer on that basis, and agrees they are not coming back later to ask you for a new furnace or a repair credit.

That means no contractor estimates and no draining your savings into a house you are leaving. If the basement leaks, the buyer already knows they are buying a basement that leaks.

It also means you can leave things behind. Furniture, whatever is in the attic, the stuff in the garage you were dreading. Nobody buying as-is expects a staged home.

As-is does not mean you say nothing

Maryland's property disclosure law gives sellers two paths. You can fill out a disclosure statement, which lists the defects you actually know about. Or you can use a disclaimer statement, which is the as-is route, where you make no representations about the condition of the property.

One duty survives either choice. If you know about a latent defect, you have to disclose it. Maryland defines those as material problems a buyer would not catch in a careful visual inspection and that pose a direct threat to health or safety. A buried oil tank counts. So does water running behind finished drywall where nobody can see it.

So as-is frees you from fixing. It does not free you from telling. Disclosing a problem you know about is what protects you once the sale closes. Hiding it is what brings a lawsuit two years later.

When repairs are worth making anyway

Sometimes they are. If the house needs paint and a few small fixes, you have the money to do the work, and you can afford to wait out a listing, selling it in repaired condition will usually bring a higher price.

As-is trades some of that price for speed and certainty. You skip the contractors and the showings, and you skip the risk of a buyer's financing falling apart two weeks before closing.

Which path is right depends on your situation, not on which one sounds better. If you have time and cash, repairs can pay off. If you have neither, as-is is the honest answer.
