FAMILY OWNEDMARYLANDPROUD VETERANFAMILY

A Family Business From a Military Family

Memorable Home Buyers is family owned. My dad served in Vietnam, and my brothers and uncles served too. They are part of this business now, and we were raised the same way: tell people the truth and do what you said you would.

Malachi Cooper, founder

Arbutus on the Map, Halethorpe on the Envelope

Arbutus is the name people here use. Their mail says Halethorpe, MD 21227, because that is the name the post office uses for the ZIP. The Census Bureau goes the other way and counts Halethorpe and Relay as part of Arbutus.

For selling a house, none of that changes anything. It does mean that when you search for a buyer, you want one who knows the two names describe the same streets.

Three Out of Five Arbutus Homes Were Built Before 1960

Arbutus has about 8,600 homes. The single biggest building decade was the 1950s, with about 2,600 houses. Add the 1940s and everything older and you get around 5,400 homes, roughly 63 percent, from before 1960. The median Arbutus home was built in 1956.

About 53 percent are detached and 29 percent are townhomes. The neighborhood is mostly owner-occupied, at around 69 percent, and very few homes sit empty. The Census counts only about 2 percent vacant.

Low vacancy means Arbutus houses do sell. The trouble is the ones that have not been touched since the 1970s, where the buyer's loan depends on an appraiser signing off on an aging furnace and a panel that was never upgraded.

Why People Sell Us Houses in Arbutus

Landlords next to UMBC

The University of Maryland, Baltimore County sits right next to Arbutus, and about three in ten Arbutus homes are rented. Student rentals tend to wear hard. When a landlord is done with yearly turnover, we buy with the lease in place.

A parent's 1950s house

About a quarter of owner households are headed by someone 65 or older. Children who inherit a house like that often have no use for it, and selling it as it stands spares them a renovation they never planned.

The house near Wilkens Avenue or Leeds Avenue

Arbutus touches the Baltimore City line on its east side, along streets like Wilkens Avenue, Leeds Avenue, Benson Avenue and Maiden Choice Lane. Those blocks still pay the county tax rate and carry the Arbutus name.

Missed payments

Baltimore County foreclosures are handled in the Circuit Court in Towson. Selling first is one choice. The Maryland foreclosure guide covers the others, including who to call to keep the house.

We Buy Arbutus Houses in Any Condition

You do not have to clean it out, fix it up, or throw anything away. These are real houses we have walked through. We buy them as they sit.

Basement of a Maryland home with an aging water heater, old furnace, exposed ductwork and a damp concrete floor
A damp basement and dated mechanicals. We still buy it.
Unfinished basement with exposed wall framing, sagging insulation overhead and block walls
Exposed framing, sagging insulation. Nothing needs fixing first.
Storage building packed with shelving, bins and household items up to the open rafters
Packed to the rafters. You can leave all of it.
Occupied room with a desk, bookshelves and household belongings still in place
Still furnished. Take what matters, leave the rest.
Living room with moving boxes, pillows and stacked belongings covering the floor
Boxes and belongings everywhere. You do not have to clear them.
Room mid-move with a paint-marked table, storage boxes and items left out
Mid-move and nothing put away. That is normal for us.

If your house looks like any of these, it is exactly what we buy.

Run Both Numbers

On a $320,000 Arbutus listing, a six percent commission comes to about $19,200. A 1950s house usually needs something before an appraiser will clear it, and any inspection repairs come off your price. Then add the mortgage, taxes and utilities for each month the house is listed.

We will give you our cash number and, if you ask, our honest estimate of what listing would net. Pick whichever leaves you better off.

Our Promise to You

What You Can Hold Us To When You Sell

We are a family business in Parkville, and we buy houses in the same counties where we live and shop. If we treat a seller badly, we will hear about it from people we know. These are the four things we promise on every house.

The number holds

The offer we agree on is the number on your settlement statement, as long as the house matches what you told us on the phone. If the walkthrough shows something big that never came up, we show you exactly what changed before anything moves forward.

A contract you can read

Our purchase agreement is written in plain English. Take it home, show it to family or an attorney, and ask us about any line before you sign.

You pick the date

Tell us the closing date you need on the first call. If we cannot make it, we say so then, before you have committed to anything.

The truth, even if we lose the deal

If your house would sell for more with an agent, we will tell you. Some people do not need a cash buyer, and we would rather you hear that from us.

Selling a House in Arbutus: Common Questions

Not at all. The post office uses Halethorpe as the name for the whole 21227 ZIP code, so most Arbutus homes carry a Halethorpe address. The deed and the tax records identify the property either way.
The median owner-occupied home in Arbutus is valued at about $322,600. A 1950s house with its original kitchen and bath will come in under that, and an updated one above it. Our offer is built from nearby sales minus repairs and resale costs, and we explain it line by line.
Yes. Your tenants can stay, and their lease simply moves over to the new owner at closing. If the lease ends soon, we can also time the closing around move-out.
Yes. About 2,500 Arbutus homes are townhomes, close to three in ten, and we buy end units and interior units alike.
Once the Baltimore County Register of Wills in Towson appoints a personal representative, that person can usually sign the sale. We can agree on a price before then and wait. We are not attorneys, so please run estate questions by a probate attorney.
Thirty days is typical, and faster with clear title. If you need more time, that is fine too.
None. There are no agent commissions, no closing costs and no fees. You walk away with our offer, less whatever is owed to your lender.
We can close ahead of the foreclosure sale date in the Baltimore County Circuit Court. If you want to stay in the house, your servicer and a free HUD-approved housing counselor are the first calls, and an attorney can advise on the case.
