Cedonia Is Mostly Townhouses

Cedonia sits east of Belair Road and north of Herring Run Park, right on the county line where Baltimore City meets Rosedale and Overlea. Its streets have names like Bucknell, Darien, Cedgate and Moores Run, and I-95 and I-895 both pass close by.

The Census block groups that cover the neighborhood hold about 1,620 homes. Around 1,070 of them, two out of three, are townhouses. Only about one home in twenty is detached. Most of the rest are apartments. Almost all of it was built in the 1950s and 1960s, with a smaller round in the 1970s.

Those dates matter when you sell. A sixty year old group townhouse is often on its second or third roof, may still have its original windows and electrical panel, and shares walls that a buyer's inspector will want to look at closely.

Long-Time Owners and Landlords on the Same Block

The neighborhood splits close to evenly. About 52 percent of homes are owner-occupied and the rest are rented. That makes Cedonia two markets at once.

On the owner side, people stay. About 30 percent of owners moved in before 1990, and roughly 40 percent of owner households are headed by someone 65 or older. Owners like that rarely sell for a new job. They usually sell when they move into care, or the house passes to their children.

On the rental side, the sellers are landlords who are tired of turnover and repair calls. We buy those houses with the tenant still living there.

Two City Rules That Change a Cedonia Sale

Property taxes run about double

Cedonia pays the Baltimore City rate of $2.248 per $100 of assessed value. Across the line in Rosedale, Baltimore County charges $1.10. If the house is sitting empty while you decide, that difference comes out of your pocket every month.

Vacant building notices have to be disclosed

If the city has issued a vacant building notice, you have to disclose it to the buyer in writing before the contract. A notice like that ends a lot of retail sales. We buy with the notice open.

Behind on the mortgage? City foreclosures run through the Circuit Court for Baltimore City, and you have more options than selling. The Maryland foreclosure guide explains the steps and who to call first.

We Buy Cedonia Houses in Any Condition

You do not have to clean it out, fix it up, or throw anything away. These are real houses we have walked through. We buy them as they sit.

Basement of a Maryland home with an aging water heater, old furnace, exposed ductwork and a damp concrete floor
A damp basement and dated mechanicals. We still buy it.
Unfinished basement with exposed wall framing, sagging insulation overhead and block walls
Exposed framing, sagging insulation. Nothing needs fixing first.
Storage building packed with shelving, bins and household items up to the open rafters
Packed to the rafters. You can leave all of it.
Occupied room with a desk, bookshelves and household belongings still in place
Still furnished. Take what matters, leave the rest.
Living room with moving boxes, pillows and stacked belongings covering the floor
Boxes and belongings everywhere. You do not have to clear them.
Room mid-move with a paint-marked table, storage boxes and items left out
Mid-move and nothing put away. That is normal for us.

If your house looks like any of these, it is exactly what we buy.

At Cedonia Prices, Repairs Decide the Sale

On a $150,000 townhouse, a six percent commission is about $9,000. That is real money, but it is rarely the biggest cost. A roof, a furnace and a panel can add up to more than the commission before the house is ready to list, and an FHA buyer's appraiser will flag peeling paint and missing handrails too.

If your townhouse is already updated, list it. If it needs the work, or a tenant is in it, compare our number to what you would clear after paying for all of that.

Our Promise to You

What You Can Hold Us To When You Sell

We are a family business in Parkville, and we buy houses in the same counties where we live and shop. If we treat a seller badly, we will hear about it from people we know. These are the four things we promise on every house.

The number holds

The offer we agree on is the number on your settlement statement, as long as the house matches what you told us on the phone. If the walkthrough shows something big that never came up, we show you exactly what changed before anything moves forward.

A contract you can read

Our purchase agreement is written in plain English. Take it home, show it to family or an attorney, and ask us about any line before you sign.

You pick the date

Tell us the closing date you need on the first call. If we cannot make it, we say so then, before you have committed to anything.

The truth, even if we lose the deal

If your house would sell for more with an agent, we will tell you. Some people do not need a cash buyer, and we would rather you hear that from us.

Selling in Cedonia: Questions We Hear

Less than most of 21206. In the three Census block groups that cover Cedonia, the median owner-occupied value runs from about $121,500 to $163,900 depending on the block. A townhouse that has been updated can list above that. Our offer reflects the repairs and the resale, and we show you the comparable sales we used.
Yes. We buy with tenants in place and take over the lease at closing. You do not have to wait for the unit to turn over.
Yes. City law requires you to tell a buyer in writing, before the contract is signed, whether the house has a vacant building notice and whether it has been cleared. Many retail buyers and their lenders back out at that point. We buy houses with an open notice as they stand.
With who has authority to sign. If the house is still in her name, an estate usually needs to be opened with the Register of Wills for Baltimore City first. We can make an offer now and wait for that to finish. We are not attorneys, so a probate attorney is the right call for estate questions.
Thirty days or less when title is clear. Rentals and estates can take longer because of leases and paperwork, and we work to your timeline rather than rushing it.
Only what you already owe. There are no agent commissions, no closing costs and no fees. The offer is what you walk away with, minus your mortgage payoff and any unpaid city water bills.
Not if the foreclosure sale has not happened. A sale to us can close first. If you would rather keep the house, call your servicer and a free HUD-approved housing counselor, and talk to an attorney about the case in the Circuit Court for Baltimore City.
