Most of what we buy is in the four counties around Baltimore. The city neighborhoods we buy in are the ones on the other side of the line from those county streets. In the northeast, that is Hamilton, which runs right up to Parkville, plus Glenham-Belhar between Harford and Belair Roads, Moravia a little further in, and Cedonia on the Rosedale line. In the northwest, it is the western side of Forest Park, just inside the line from Gwynn Oak and Woodlawn.

What Changes When the House Is on the City Side

Property taxes are about double

Baltimore City charges $2.248 per $100 of assessed value. Baltimore County charges $1.10. Two houses a block apart can carry very different tax bills, and an empty house on the city side costs noticeably more to hold while you decide what to do.

Vacant building notices must be disclosed

If the city has issued a vacant building notice, the seller has to disclose it in writing before the contract is signed. A lot of retail buyers and their lenders stop there. We buy with the notice open.

Estates go through the city's Register of Wills

Inherited city property runs through the Register of Wills for Baltimore City, not the county office in Towson. We can agree on a price early and close once the personal representative is appointed.
