A Family Business From a Military Family

Memorable Home Buyers is family owned. My dad served in Vietnam, and my brothers and uncles served too. They are part of this business now, and we were raised the same way: tell people the truth and do what you said you would.

Malachi Cooper, founder

North of Liberty Heights, East of Howard Park

Dorchester is a Northwest Baltimore neighborhood about a mile inside the county line. Liberty Heights Avenue forms its southern edge, across from Central Forest Park. Garrison Boulevard runs along the east side, Howard Park lies to the west, and Oakford and Eldorado Avenues close it off to the north toward Arlington.

Inside those lines are streets like Chatham Road, Granada Avenue, Belle Avenue, Barrington Road, Carsdale Avenue and Berwyn Avenue. Garrison Middle School is on Barrington Road and Forest Park High School is on Eldorado Avenue. Buses on Liberty Heights Avenue run to the Mondawmin Metro station.

Pre-War Houses, Many of Them Sharing a Wall

The Census blocks covering Dorchester hold about 980 homes. Two thirds were built before 1940. About 430 are detached and about 360 are semi-detached or row houses, with the rest in small apartment buildings. About two thirds of occupied homes are lived in by their owners. Households are big for the city: a little over three people per home in much of the neighborhood, against a citywide average of about two.

Owning half of a semi-detached house means some things are not entirely yours to decide. The roofline, the gutters and the wall between you and next door are shared in practice, even when the deed is not. A retail buyer looks at your side and the neighbor's side together. If the other half is rough, your half gets priced down with it, and some buyers just keep driving. We buy your side on its own merits, with no need to wait on the neighbor.

The Houses Nobody Has Decided About Yet

The latest Census estimate counts about 120 empty homes here, roughly one in eight. About a quarter were listed for sale, and none were listed for rent. The largest group falls in the Census category for homes that are empty for some other reason. In a neighborhood like this, that is often a house tied up in an estate, or one an owner left for family or care and has not made a decision about.

Waiting costs money in the city. Property tax runs $2.248 per $100 of assessed value. And if Baltimore City issues a vacant building notice, the seller must disclose it in writing before signing a contract, which narrows the list of buyers willing to go forward.

Inherited houses here are probated at the Register of Wills for Baltimore City. Foreclosure cases are heard in the Circuit Court for Baltimore City, and the Maryland foreclosure guide explains your options there, from talking to your servicer and a free HUD-approved housing counselor to selling before the sale date.

What a Year of Waiting Costs

Take a Dorchester house assessed at $230,000. City property tax alone comes to about $5,170 a year. Add insurance, which is harder to keep on a house nobody lives in, plus utilities, lawn care and whatever breaks over a winter with no one there to notice.

Sometimes a year of waiting is fine, especially if the family plans to move someone in or fix the house up. If nobody has a plan for it, find out what it is worth as it stands today and decide with real numbers in hand.

Our Promise to You

What You Can Hold Us To When You Sell

We are a family business in Parkville, and we buy houses in the same counties where we live and shop. If we treat a seller badly, we will hear about it from people we know. These are the four things we promise on every house.

The number holds

The offer we agree on is the number on your settlement statement, as long as the house matches what you told us on the phone. If the walkthrough shows something big that never came up, we show you exactly what changed before anything moves forward.

A contract you can read

Our purchase agreement is written in plain English. Take it home, show it to family or an attorney, and ask us about any line before you sign.

You pick the date

Tell us the closing date you need on the first call. If we cannot make it, we say so then, before you have committed to anything.

The truth, even if we lose the deal

If your house would sell for more with an agent, we will tell you. Some people do not need a cash buyer, and we would rather you hear that from us.

Get a Cash Number on Your Dorchester House

Dorchester Sellers Ask Us

If it sits north of Liberty Heights Avenue between Garrison Boulevard and Howard Park, with Oakford and Eldorado Avenues on the northern edge, it probably is. Most of Dorchester gets 21207 mail and the northern blocks get 21215. Send the address and we will confirm.
Yes. Your half is its own property with its own deed, and we buy it on its own. The condition of the house next door does not need to be sorted out first.
In Dorchester's Census blocks the typical owner-occupied home is valued in the $200,000s, and the block medians run from about $228,000 to $264,000. A detached house in good order lands above that. A semi-detached house that has been empty and needs systems lands well below. You will see which sales we compared it to.
Yes. If she has passed, probate happens at the Register of Wills for Baltimore City and the appointed personal representative signs. An open vacant building notice from the city must be disclosed to us in writing before the contract. We buy with the notice open.
None. No agent commissions, no closing costs and no fees of any kind. You receive the agreed price, less what is owed on the loan or to the city.
We can close before the foreclosure sale, which ends the case and keeps your equity with you. It is one possibility. Your servicer and a free HUD-approved housing counselor can go over ways to stay, and an attorney can advise on the case before the Circuit Court for Baltimore City.
