The Forest Park Blocks Nearest the County Line

Forest Park is a big area, and the city splits it into several neighborhoods. This page is about the western side: West Forest Park, Central Forest Park and the blocks around the Forest Park Golf Course. That covers streets like Wakefield Road, Hillsdale Road, Fairfax Road, Talbot Road and Wetheredsville Road.

West Forest Park sits about a third of a mile from the Baltimore County line, with Howard Park in between. On the far side of the line are Gwynn Oak and Woodlawn. Mail here goes to 21207 or 21216 depending on the block.

Older and Bigger Than Most Houses We Buy

The Census blocks on this side of Forest Park hold about 2,050 homes. More than half were built before 1950, including roughly 770 from before 1940.

It is also mixed. About a third are detached houses and a fifth are semi-detached or row. The rest, a little over 40 percent, sit in apartment buildings. Around 46 percent of occupied homes are owner-occupied.

A detached house from the 1920s or 1930s can be a lot of house: three floors, a big basement, an old boiler, plaster walls and wiring from several different decades. A retail buyer sees the size. Their inspector sees everything else.

When the House Has Been Sitting

The latest Census estimate counts roughly 300 of these homes as vacant, about one in seven. Some are between tenants. Others are houses an owner moved out of, or a family inherited, and nobody has decided what to do with yet.

An empty house in the city costs money every month. City property tax runs $2.248 for every $100 of assessed value, roughly twice what Gwynn Oak and Woodlawn pay across the line. Insurers often limit or cancel coverage on a house nobody lives in. If the city issues a vacant building notice, it has to be disclosed to any buyer before the contract is signed, and many buyers stop there.

If there is a mortgage on it and the payments stopped, the case would go through the Circuit Court for Baltimore City. Selling is one way out and there are others. The Maryland foreclosure guide covers them.

We Buy Forest Park Houses in Any Condition

You do not have to clean it out, fix it up, or throw anything away. These are real houses we have walked through. We buy them as they sit.

Basement of a Maryland home with an aging water heater, old furnace, exposed ductwork and a damp concrete floor
A damp basement and dated mechanicals. We still buy it.
Unfinished basement with exposed wall framing, sagging insulation overhead and block walls
Exposed framing, sagging insulation. Nothing needs fixing first.
Storage building packed with shelving, bins and household items up to the open rafters
Packed to the rafters. You can leave all of it.
Occupied room with a desk, bookshelves and household belongings still in place
Still furnished. Take what matters, leave the rest.
Living room with moving boxes, pillows and stacked belongings covering the floor
Boxes and belongings everywhere. You do not have to clear them.
Room mid-move with a paint-marked table, storage boxes and items left out
Mid-move and nothing put away. That is normal for us.

If your house looks like any of these, it is exactly what we buy.

On a Big Old House, Repairs Decide the Sale

Take a $275,000 listing. The commission is about $16,500. On a ninety year old house, the repair list a buyer's inspector writes up can be larger than that, and every item turns into a credit or a renegotiation. Meanwhile the city taxes and utilities keep coming.

If the house has been kept up, list it with a good agent and you will likely do better. If it has been empty or needs the big systems replaced, run both numbers before you decide.

Our Promise to You

What You Can Hold Us To When You Sell

We are a family business in Parkville, and we buy houses in the same counties where we live and shop. If we treat a seller badly, we will hear about it from people we know. These are the four things we promise on every house.

The number holds

The offer we agree on is the number on your settlement statement, as long as the house matches what you told us on the phone. If the walkthrough shows something big that never came up, we show you exactly what changed before anything moves forward.

A contract you can read

Our purchase agreement is written in plain English. Take it home, show it to family or an attorney, and ask us about any line before you sign.

You pick the date

Tell us the closing date you need on the first call. If we cannot make it, we say so then, before you have committed to anything.

The truth, even if we lose the deal

If your house would sell for more with an agent, we will tell you. Some people do not need a cash buyer, and we would rather you hear that from us.

Give us the address. You do not need to have been inside recently. We pull the records ourselves.

  • Cash offer within 24 hours
  • Vacant houses and open city notices are fine
  • Leave the belongings
  • No commissions and no closing costs
  • Close on your schedule

Forest Park Sellers Ask Us

Mainly the western side, closest to the county line: West Forest Park, Central Forest Park and the blocks around the golf course, on streets like Wakefield, Hillsdale, Fairfax and Wetheredsville. Elsewhere in Forest Park we look case by case. Call with the address and we will tell you right away.
No. We buy vacant houses, including ones that have been closed up for years. If the city has issued a vacant building notice, Baltimore City law requires you to disclose that in writing before a contract is signed. We buy with the notice in place.
Forest Park covers a wide range, from large detached houses that have been kept up to houses that need everything. In the Census blocks on the western side, the median owner-occupied value falls somewhere between $250,000 and $300,000. A house that needs a full renovation will be well below that. We show you the comparable sales and repair estimate behind our number.
Everyone on title, or the personal representative of the estate, has to sign. In the city, estates go through the Register of Wills for Baltimore City. We can work with one family member as the contact and send paperwork to the others wherever they live. For questions about who has the right to sign, talk to a probate attorney.
No. Take what you want and leave the rest. We buy the house as it stands, including the basement and the garage.
None on your side. No agent commissions, no closing costs and no fees of any kind. You keep our offer, minus anything owed to a lender or the city.
A sale can close before the foreclosure sale and end the case. That is one option. Your servicer and a free HUD-approved housing counselor can go over ways to keep the house, and an attorney can advise you on the case in the Circuit Court for Baltimore City.
