FAMILY OWNEDMARYLANDPROUD VETERANFAMILY

A Family Business From a Military Family

Memorable Home Buyers is family owned. My dad served in Vietnam, and my brothers and uncles served too. They are part of this business now, and we were raised the same way: tell people the truth and do what you said you would.

Malachi Cooper, founder

Four in Ten Gwynn Oak Owners Are 65 or Older

People who buy here tend to stay. In the Census area that covers most of Gwynn Oak, about 44 percent of homeowners moved in before 2000, and close to three in ten moved in before 1990.

The result is an older group of owners. Roughly 2,800 owner households, about 41 percent, are headed by someone 65 or older. That is the highest share of any neighborhood we cover along the city line.

So a lot of Gwynn Oak sales start with a family decision. A parent moves into care or passes away, and the children, who often have homes of their own, have to figure out what to do with a house that has not been updated since they were kids. That is the sale we are set up for. We buy it with the furniture in it and wait out the estate paperwork with you.

Gwynn Oak, Lochearn and 21207

Gwynn Oak is the name the post office gives ZIP 21207. The Census Bureau counts most of the same houses as Lochearn. The ZIP also crosses the line into Baltimore City, so two houses with a Gwynn Oak address can be in different jurisdictions with different tax rates.

The part we focus on is the county side nearest the city line, around Gwynn Oak Avenue, Gwynndale Avenue, Flannery Lane, Liberty Road and Forest Hill Road. The Lochearn area as a whole holds about 11,000 homes. Around 62 percent are detached, and more than half were built in the 1950s and 1960s. The median home dates to 1964.

Houses from that period are solidly built, but sixty years in, the original furnace, windows, wiring and baths are usually due at the same time.

The Park on the Gwynns Falls

Gwynn Oak Park, at Gwynn Oak and Gwynndale Avenues, was an amusement park from 1893 until 1973. It admitted white visitors only until 1963. That July, hundreds of protesters were arrested at its gates, and on August 28, 1963 it opened to everyone. Flooding on the Gwynns Falls from Hurricane Agnes closed it for good. Baltimore County owns the land now as a public park.

That same stream is worth a look if your house sits near it. Some lots along the Gwynns Falls are in a mapped flood zone, which can mean required flood insurance for a buyer with a mortgage. You can check your address on FEMA's flood map. It does not change whether we buy.

We Buy Gwynn Oak Houses in Any Condition

You do not have to clean it out, fix it up, or throw anything away. These are real houses we have walked through. We buy them as they sit.

Basement of a Maryland home with an aging water heater, old furnace, exposed ductwork and a damp concrete floor
A damp basement and dated mechanicals. We still buy it.
Unfinished basement with exposed wall framing, sagging insulation overhead and block walls
Exposed framing, sagging insulation. Nothing needs fixing first.
Storage building packed with shelving, bins and household items up to the open rafters
Packed to the rafters. You can leave all of it.
Occupied room with a desk, bookshelves and household belongings still in place
Still furnished. Take what matters, leave the rest.
Living room with moving boxes, pillows and stacked belongings covering the floor
Boxes and belongings everywhere. You do not have to clear them.
Room mid-move with a paint-marked table, storage boxes and items left out
Mid-move and nothing put away. That is normal for us.

If your house looks like any of these, it is exactly what we buy.

Splitting an Estate Three Ways

When siblings inherit a house together, the question is what each of them clears. On a $286,000 listing, a six percent commission is about $17,200. Updating a 1960s kitchen and baths enough to list well can cost tens of thousands more, and someone has to front that money and manage the work. Then the house carries taxes, insurance and utilities for every month it is on the market.

Some families decide that is worth it, and if the house is in good shape it usually is. Others would rather take one number, close on a set date and split it. We will show you both versions side by side.

Our Promise to You

What You Can Hold Us To When You Sell

We are a family business in Parkville, and we buy houses in the same counties where we live and shop. If we treat a seller badly, we will hear about it from people we know. These are the four things we promise on every house.

The number holds

The offer we agree on is the number on your settlement statement, as long as the house matches what you told us on the phone. If the walkthrough shows something big that never came up, we show you exactly what changed before anything moves forward.

A contract you can read

Our purchase agreement is written in plain English. Take it home, show it to family or an attorney, and ask us about any line before you sign.

You pick the date

Tell us the closing date you need on the first call. If we cannot make it, we say so then, before you have committed to anything.

The truth, even if we lose the deal

If your house would sell for more with an agent, we will tell you. Some people do not need a cash buyer, and we would rather you hear that from us.

Selling a House in Gwynn Oak: Common Questions

Someone needs the legal authority to sell. If the house is still in your parent's name, that usually means opening an estate with the Baltimore County Register of Wills in Towson and having a personal representative appointed. We can agree on a price before that is done and close once it is. We are not attorneys, so for questions about the estate itself, talk to a probate attorney.
No. Selling a house like this with decades of belongings still inside is normal. Take the photos, papers and anything that matters to you, and leave the rest.
Often both. Gwynn Oak is the post office name for ZIP 21207. The Census Bureau counts most of the same area as Lochearn. Some 21207 addresses are inside Baltimore City. We buy on the county side and in the city blocks right along the line.
Across the Lochearn Census area, the median owner-occupied home is valued at about $286,000. A house that still has its 1960s kitchen and baths will sell for less than one that has been updated. We walk you through the comparable sales and the repair estimate behind our offer.
It can. Some lots near the stream sit in a mapped flood zone, and a buyer using a mortgage may be required to carry flood insurance, which can scare off retail buyers. You can look up your address on the FEMA flood map. We buy either way.
Most of our closings take about a month. With an estate, we set the closing for after the personal representative is appointed, however long that takes.
Nothing. No agent commissions, no closing costs and no fees of any kind. The estate receives our offer, minus anything still owed on the house.
Baltimore County foreclosures are filed in the Circuit Court in Towson, and a sale can close before the foreclosure sale. If you want to keep the house, call your servicer and a free HUD-approved housing counselor. An attorney can advise on the case itself.
