A Family Business From a Military Family

Memorable Home Buyers is family owned. My dad served in Vietnam, and my brothers and uncles served too. They are part of this business now, and we were raised the same way: tell people the truth and do what you said you would.

Hamilton Hills runs north until it hits the Baltimore County line. The next neighborhood up is Parkville, and that is where Malachi Cooper, who runs Memorable Home Buyers, lives. The northern edge of Hamilton even shares Parkville's 21234 ZIP code.

So when you call about a house on Hamilton Avenue or Old Harford Road, the person who answers already knows Harford Road and which blocks are porch houses and which are brick semi-detached. He is the one who walks the house with you. Your address does not get passed to a list of investors.

We buy in the city pockets right along the line case by case, and Hamilton is one we know well.

Hamilton Was Baltimore County Until 1918

Hamilton started as a village on Harford Road and was part of Baltimore County until the city annexed it in 1918. Streetcars reached it in 1898 and ran until 1956. Most of the houses went up in that streetcar stretch and in the boom after World War II.

The Census blocks that make up Hamilton Hills hold about 4,440 homes. Roughly 1,200 of them were built before 1940 and another 1,330 during the 1950s. About 44 percent are detached and 29 percent are semi-detached or row, many with front porches and real yards. The rest are mostly the apartment complexes near Northern Parkway and Perring Parkway that went up in the late 1960s and 1970s.

A house that has stood since the 1920s tends to come with old wiring, an original bathroom, a roof near the end of its life, and a basement that has seen water. A buyer using a loan needs it to pass inspection and appraisal. We buy it the way it stands.

What Usually Prompts a Sale in Hamilton

A parent's house

Close to three in ten owner households here are headed by someone 65 or older. When one of those houses passes to children who already own homes elsewhere, it often sits until someone decides what to do with it.

A rental that stopped paying

Almost half of Hamilton Hills households rent. Owners who bought a semi-detached as an investment end up with the furnace calls and the turnover. A tenant in place does not stop us from buying.

The cost of an empty house in the city

City taxes run about twice the county rate. An empty house in Hamilton costs more to hold each month than the same house a few blocks north in Parkville.

Payments that fell behind

City foreclosures go through the Circuit Court for Baltimore City. Selling first is one option. Your servicer and a free HUD-approved housing counselor can walk you through the others, and the Maryland foreclosure guide explains the timeline.

We Buy Hamilton Houses in Any Condition

You do not have to clean it out, fix it up, or throw anything away. These are real houses we have walked through. We buy them as they sit.

Basement of a Maryland home with an aging water heater, old furnace, exposed ductwork and a damp concrete floor
A damp basement and dated mechanicals. We still buy it.
Unfinished basement with exposed wall framing, sagging insulation overhead and block walls
Exposed framing, sagging insulation. Nothing needs fixing first.
Storage building packed with shelving, bins and household items up to the open rafters
Packed to the rafters. You can leave all of it.
Occupied room with a desk, bookshelves and household belongings still in place
Still furnished. Take what matters, leave the rest.
Living room with moving boxes, pillows and stacked belongings covering the floor
Boxes and belongings everywhere. You do not have to clear them.
Room mid-move with a paint-marked table, storage boxes and items left out
Mid-move and nothing put away. That is normal for us.

If your house looks like any of these, it is exactly what we buy.

Check Our Number Against a Listing

On a $230,000 Hamilton sale, a six percent commission is about $13,800. Add whatever an inspection turns up on a house built before the war, and the months of city taxes, insurance and utilities while it is on the market.

A Hamilton porch house with a redone kitchen and a newer roof will usually net more on the market, and we will tell you that on the call. Cash makes sense for the house that needs a full round of work, still holds a family's belongings, or has to be sold by a date you cannot move.

Our Promise to You

What You Can Hold Us To When You Sell

We are a family business in Parkville, and we buy houses in the same counties where we live and shop. If we treat a seller badly, we will hear about it from people we know. These are the four things we promise on every house.

The number holds

The offer we agree on is the number on your settlement statement, as long as the house matches what you told us on the phone. If the walkthrough shows something big that never came up, we show you exactly what changed before anything moves forward.

A contract you can read

Our purchase agreement is written in plain English. Take it home, show it to family or an attorney, and ask us about any line before you sign.

You pick the date

Tell us the closing date you need on the first call. If we cannot make it, we say so then, before you have committed to anything.

The truth, even if we lose the deal

If your house would sell for more with an agent, we will tell you. Some people do not need a cash buyer, and we would rather you hear that from us.

Get a Cash Number on Your Hamilton House

Give us the address and a rough idea of its condition. We pull the records and comparable sales ourselves.

  • Cash offer within 24 hours
  • Inherited, rented, or vacant houses all fine
  • No repairs and no clean-out
  • No commissions and no closing costs

Selling a House in Hamilton: Common Questions

It depends on the block and the condition more than the ZIP code. In the Census blocks that make up Hamilton Hills, the middle owner-occupied home is valued somewhere between $200,000 and $250,000, and updated porch houses near Harford Road list higher than that. Our number sits below those list prices, since we take on the repairs and the months it takes to resell. Send the address and we will show you how we got to our number.
A few things. Your property tax rate is $2.248 per $100 of assessed value, about double the $1.10 Baltimore County charges a few blocks north. Probate for an inherited house runs through the Register of Wills for Baltimore City downtown, and a foreclosure case would be in the Circuit Court for Baltimore City. None of that stops a sale. It changes the paperwork and the cost of holding a house that is sitting empty.
We buy semi-detached and detached houses all over Hamilton, including ones with tenants. We do not buy individual units inside the large apartment complexes. If you own a small rental building, call and we will tell you on the first call whether it fits.
If the house is still in her name, an estate usually has to be opened with the Register of Wills for Baltimore City before anyone can sign a deed. We can buy once the personal representative has authority to sell, and we can wait while that happens. We are not attorneys, so for anything legal about the estate itself, talk to a probate attorney or the Register of Wills.
Usually within thirty days when the title is clean. If you are waiting on an estate or a payoff letter, we set the date around that instead of pushing you.
Nothing on your side. No agent commissions, no closing costs and no fees of any kind. The cash offer is what you walk away with, minus anything owed to your lender.
If you want to sell, yes, and a sale can close before a foreclosure sale date. To keep it instead, ask your servicer what workout options they offer and book a free session with a HUD-approved housing counselor. Questions about the court case belong with an attorney.
