Glenham-Belhar or Hamilton? Depends Who You Ask

This is the stretch of Northeast Baltimore between Harford Road and Belair Road, with streets like Glenmore, Bayonne, White, Sefton and Parkmont. For years the city called it Glenham-Belhar. Its neighborhood list now files it under Hamilton, while the area west of Harford Road goes by Hamilton Hills.

Many owners and older records still say Glenham-Belhar, so that is the name this page uses. Its neighbors are Rosemont East, Westfield, Waltherson and Frankford, and the county line is about a quarter mile away.

The name does not change what we pay or how we buy. It only matters when you are searching for someone who knows the blocks.

Four Out of Five Homes Here Are Owner-Occupied

The Census blocks covering Glenham-Belhar hold about 2,660 homes, and about 82 percent of the occupied ones are lived in by their owners. That is far above the city as a whole. The owners are also newer than you might guess. Only about one in five moved in before 2000.

The houses are older than the owners. Roughly 790 were built before 1940 and another 850 during the 1950s. Nearly half are detached cottages and ranchers, about 30 percent are brick semi-detached or row, and the rest sit in small apartment buildings.

Put those together and one kind of seller stands out: someone who bought a seventy or ninety year old house in the 2000s or 2010s, put real money into it, and now has to move before the rest of the work gets done.

Situations We Buy In Between Harford and Belair Roads

A job or family move with a deadline. You need to be somewhere else by a date, and a listing that takes three months and a mortgage approval does not fit that date.

The half-finished renovation. The kitchen is done, the basement is not, and the electrical panel is next. Listing it half finished invites low offers and inspection fights.

Divorce or separation. Two owners who need one clean number and one closing date they can both sign off on.

An older owner's house. About a quarter of the owner households here are headed by someone 65 or older, and some of those houses come to children who live elsewhere.

Missed payments. City foreclosures are filed in the Circuit Court for Baltimore City. Our Maryland foreclosure guide covers the timeline and the people to call first if you want to keep the house.

We Buy Glenham-Belhar Houses in Any Condition

You do not have to clean it out, fix it up, or throw anything away. These are real houses we have walked through. We buy them as they sit.

Basement of a Maryland home with an aging water heater, old furnace, exposed ductwork and a damp concrete floor
A damp basement and dated mechanicals. We still buy it.
Unfinished basement with exposed wall framing, sagging insulation overhead and block walls
Exposed framing, sagging insulation. Nothing needs fixing first.
Storage building packed with shelving, bins and household items up to the open rafters
Packed to the rafters. You can leave all of it.
Occupied room with a desk, bookshelves and household belongings still in place
Still furnished. Take what matters, leave the rest.
Living room with moving boxes, pillows and stacked belongings covering the floor
Boxes and belongings everywhere. You do not have to clear them.
Room mid-move with a paint-marked table, storage boxes and items left out
Mid-move and nothing put away. That is normal for us.

If your house looks like any of these, it is exactly what we buy.

What You Keep Matters More Than the Price

Picture a $225,000 listing. Six percent to the agents is $13,500. A buyer's inspection on a 1940s house will find something, and the repair credit usually comes out of your side. Then there are the months of mortgage, city taxes and insurance before closing.

If the house is in good shape and you have time, a listing often wins, and we will say that. Cash wins when the work is unfinished, the move has a date, or the house needs more than a buyer's lender will accept.

Our Promise to You

What You Can Hold Us To When You Sell

We are a family business in Parkville, and we buy houses in the same counties where we live and shop. If we treat a seller badly, we will hear about it from people we know. These are the four things we promise on every house.

The number holds

The offer we agree on is the number on your settlement statement, as long as the house matches what you told us on the phone. If the walkthrough shows something big that never came up, we show you exactly what changed before anything moves forward.

A contract you can read

Our purchase agreement is written in plain English. Take it home, show it to family or an attorney, and ask us about any line before you sign.

You pick the date

Tell us the closing date you need on the first call. If we cannot make it, we say so then, before you have committed to anything.

The truth, even if we lose the deal

If your house would sell for more with an agent, we will tell you. Some people do not need a cash buyer, and we would rather you hear that from us.

Glenham-Belhar Sellers Ask Us

On the city's current neighborhood list, the area once called Glenham-Belhar is listed under the name Hamilton. Plenty of owners, older maps and data sets still use Glenham-Belhar. Either name is fine with us. We go by the address.
Yes. Each side of a semi-detached house is usually its own lot with its own deed, so you can sell your side without your neighbor doing anything. We look at the shared wall and roofline when we walk it, the same as we would on any older house.
For the Census blocks that make up Glenham-Belhar, the middle owner-occupied home is valued somewhere between $200,000 and $250,000. Ranchers and cottages that have been kept up sell above that on the open market. Our cash number accounts for repairs and resale, so it lands below a retail price. We walk you through the math either way.
Nothing. There are no agent commissions, no closing costs and no fees. You walk away with the offer, less whatever you still owe on the mortgage.
Once someone has legal authority to sell, yes. In the city that usually means opening an estate with the Register of Wills for Baltimore City. We can hold a deal open while that gets done. We are not lawyers, so questions about the estate itself should go to a probate attorney.
A sale can still close before the foreclosure sale date, and any equity left after the payoff goes to you. Selling is one option. If you would rather keep the house, talk to your servicer and to a free HUD-approved housing counselor, and see an attorney about the case itself.
