A Family Business From a Military Family

Memorable Home Buyers is family owned. My dad served in Vietnam, and my brothers and uncles served too. They are part of this business now, and we were raised the same way: tell people the truth and do what you said you would.

Woodlawn Has No ZIP Code of Its Own

Woodlawn is a real place with about 40,000 residents, but the post office does not use the name. Depending on the street, a Woodlawn address reads Gwynn Oak 21207, Windsor Mill 21244 or Catonsville 21228. Some people still call the area around Security Boulevard "Security," after the Social Security Administration headquarters and Security Square Mall.

The Social Security Administration and the Centers for Medicare and Medicaid Services both have their headquarters here on Security Boulevard. Thousands of people work on those two campuses, a few minutes from most Woodlawn streets.

Nearly a Third of Woodlawn Is Townhomes

Woodlawn has about 15,800 homes, and roughly 4,900 of them are townhomes. Another 45 percent are detached houses, and the rest are apartments. Building came in three big waves, the 1950s, 1960s and 1970s, which is why the median Woodlawn home dates to 1969.

About 37 percent of homes are rented, and median rent runs close to $1,500.

A 1970s townhome often needs the same handful of things at once: the original HVAC, a roof, windows and a kitchen that has never been redone. If there is an association, its rules and dues come along with the sale.

The East Side, Closest to the City

Woodlawn's eastern edge is the Baltimore City line. The part of Woodlawn we focus on is that side: the blocks along Security Boulevard, Gwynn Oak Avenue, Forest Park Avenue, Windsor Mill Road and Ingleside Avenue, down to Baltimore National Pike near Charing Cross Road. Further west, toward Rolling Road, we look case by case.

What usually leads to a sale here

A retirement or a transfer that moves the owner out of state. A rental townhome whose owner is done being a landlord. A parent's house; about 30 percent of owner households are headed by someone 65 or older. Repairs that pile up on a house from the 1960s or 1970s.

And sometimes missed payments. Baltimore County foreclosures run through the Circuit Court in Towson. You have options besides selling, which the Maryland foreclosure guide explains.

We Buy Woodlawn Houses in Any Condition

You do not have to clean it out, fix it up, or throw anything away. These are real houses we have walked through. We buy them as they sit.

Basement of a Maryland home with an aging water heater, old furnace, exposed ductwork and a damp concrete floor
A damp basement and dated mechanicals. We still buy it.
Unfinished basement with exposed wall framing, sagging insulation overhead and block walls
Exposed framing, sagging insulation. Nothing needs fixing first.
Storage building packed with shelving, bins and household items up to the open rafters
Packed to the rafters. You can leave all of it.
Occupied room with a desk, bookshelves and household belongings still in place
Still furnished. Take what matters, leave the rest.
Living room with moving boxes, pillows and stacked belongings covering the floor
Boxes and belongings everywhere. You do not have to clear them.
Room mid-move with a paint-marked table, storage boxes and items left out
Mid-move and nothing put away. That is normal for us.

If your house looks like any of these, it is exactly what we buy.

A Townhome Landlord's Math

If you list a rented townhome, you usually have to get the tenant out first, then repaint, recarpet and fix what the last few years of renting left behind. That can mean two or three months with no rent while you pay the mortgage, the association and the taxes. Then comes a six percent commission, about $15,000 on a $250,000 sale.

Selling to us, the tenant stays and the rent keeps coming until closing. Compare the two after costs. For an owner-occupied house in good condition, listing will usually come out ahead, and we will tell you so.

Our Promise to You

What You Can Hold Us To When You Sell

We are a family business in Parkville, and we buy houses in the same counties where we live and shop. If we treat a seller badly, we will hear about it from people we know. These are the four things we promise on every house.

The number holds

The offer we agree on is the number on your settlement statement, as long as the house matches what you told us on the phone. If the walkthrough shows something big that never came up, we show you exactly what changed before anything moves forward.

A contract you can read

Our purchase agreement is written in plain English. Take it home, show it to family or an attorney, and ask us about any line before you sign.

You pick the date

Tell us the closing date you need on the first call. If we cannot make it, we say so then, before you have committed to anything.

The truth, even if we lose the deal

If your house would sell for more with an agent, we will tell you. Some people do not need a cash buyer, and we would rather you hear that from us.

Woodlawn Sellers Ask Us

Possibly. Woodlawn has no ZIP code of its own. Depending on the street, a Woodlawn house can carry a Gwynn Oak 21207, Windsor Mill 21244 or Catonsville 21228 mailing address. We go by where the house sits, and we buy across all three.
Yes. Any unpaid association dues or fees get paid off from the sale at closing, the same way a mortgage does. We will ask for the association's contact so the title company can request the payoff.
The Woodlawn Census area has a median owner-occupied value of about $294,200, with townhomes generally below that and detached houses above it. Our offer starts from comparable sales and subtracts the repairs and our resale cost. We show you each piece.
No. More than a third of Woodlawn homes are rented, and we buy with tenants in place. The lease carries over to the new owner at closing.
Typically within thirty days. If you are retiring or relocating on a fixed date, tell us that date on the first call and we will say honestly whether it works.
No. No agent commissions, no closing costs and no hidden fees. Our offer is what you walk away with, minus anything owed to your lender or association.
We can close before the foreclosure sale in the Baltimore County Circuit Court, and any equity above the payoff stays with you. If you want to keep the house, start with your servicer and a free HUD-approved housing counselor, and talk to an attorney about the case.
