A Mill Village on the Gwynns Falls, Right at the City Line
Dickeyville is a village of about 140 homes on the western edge of Baltimore, where the city line meets the county. It sits on the Gwynns Falls beside Leakin Park, near where I-70 meets the Beltway, and the Gwynns Falls Trail starts here. Two main roads, Wetheredsville Road and Pickwick Road, carry most of it, with Hillhouse Road, Tucker Lane and Sekots Road off them. Mail goes to ZIP 21207.
Mills have stood along this stretch of the stream since the 1700s. In 1829 the Wethered brothers turned the paper mill here into a woolen mill and built stone houses for their workers, and the village took their name. William J. Dickey bought the mills and much of the village in 1871, and after his death in 1896 it was renamed for him. When the mills closed, the village slid downhill. In 1934 the property sold at auction and a developer restored most of the old houses instead of tearing them down.
Baltimore City named Dickeyville a historic district in 1969, and it went on the National Register of Historic Places in 1972.
What the Historic District Means When You Sell
Because Dickeyville is a city historic district, the exterior of every house is regulated. Changing an architectural feature, repainting in a different color, putting up a fence, digging or demolishing all need a permit. The city will not issue that permit until the Commission for Historical and Architectural Preservation, known as CHAP, grants an Authorization to Proceed. The Dickeyville Community Association's architectural committee also reviews exterior changes.
For an owner, that is a big part of what keeps the village looking the way it does. For a seller with a house that needs exterior work, it changes who will buy. A retail buyer who loves the street may lose interest once they learn the new windows, the slate repair or the pointing on a stone wall will need approval and materials that match.
