Yes. You can sell an Essex rental after a tenant leaves it damaged, and you do not have to repair it first. Memorable Home Buyers buys rentals as is. Before you decide, handle the tenant's security deposit on time, then compare what another turnover would cost with what you would keep from selling now.
Who usually reaches this point?
We talk to landlords in this spot all the time, and two of them come up again and again. One owns two or three rentals, has had them for ten years or more and is ready to retire. The other is closer to twenty units and wants to be done and sell everything.
Both are tired of turning units around after bad tenants, and sometimes good ones, destroy them.
What do I have to do about the security deposit first?
Selling the house does not end your duties to the tenant who just left. In Maryland, if you keep any part of a security deposit for damage, you have 45 days after the tenancy ends to send the tenant a written list of the damage with an itemized statement of what it cost. Any remainder goes back with interest within the same 45 days. Miss that step and the tenant can seek up to three times the amount you withheld, plus attorney's fees.
So take dated photos before anything is cleaned or removed, and keep the move-in inspection, the lease and any contractor estimates in one place. Do this even if you already know you are selling. A written estimate can support your list even if you never do the repair.
Is another turnover worth it?

Some landlords are numbers people, so here is the math we would run. Add up the repairs, cleaning, paint and appliances the unit needs. Add the months it will sit empty, with the mortgage, taxes, insurance and utilities still due. Add what it costs to find and screen the next tenant. Then look at how much rent it takes to earn that back.
Now compare that with what you would keep after selling now. Include your payoff, and ask your tax professional what you would owe. When you sell a rental, the depreciation you claimed over the years can be taxed, so a long-held property can have a bigger bill than the owner expects. Know that number before you decide.
If the math favors keeping the rental, keep it. If you expect to pay for the same turnover again in a couple of years, count that too.
What should I check with Baltimore County?
Essex is in Baltimore County, and most rental property in the county needs a rental housing license. Applying or renewing calls for an inspection completed within the past 12 months. If the unit needs repairs before it could pass, add that to your turnover math, or ask the county how a sale would affect your license.
Tell the buyer about any county notices on the property. A sale does not cancel them. If you own a unit that is still occupied, that is a different sale with different steps, and our guide on selling with tenants covers it.
How does selling a damaged rental work with us?

Send Memorable Home Buyers the address and tell us what the tenant left behind. We walk the property as it stands and discuss a price. You can leave whatever you do not want, and we charge you no fees or closing costs. If you are selling more than one rental, send us all of the addresses so we can look at them together.
The settlement company handles the closing and any mortgage payoff. Call or text 443-363-0949 to talk through your Essex rental.
